The Truth About “Failing” a Home Inspection

One of the most common questions I get as a Realtor here in Mobile, Alabama is this:

“What happens if my house doesn’t pass inspection?”

Here’s the truth — homes don’t actually pass or fail inspections. That’s a myth.

As one of Mobile’s top real estate agents, I walk hundreds of buyers and sellers through the inspection process, and I always remind them that a home inspection isn’t a test, it’s an information report. Think of it as a “health check-up” for your home.

The inspector’s job is to look over the property and point out things that might need attention… from minor maintenance items to bigger concerns, so that everyone involved can make smart, informed decisions.


Home Inspections Are About Awareness, Not Approval

Even brand-new homes can come back with a laundry list of items. Most are small: loose outlets, missing caulk, a slow drain … nothing deal-breaking.

The purpose of an inspection is to educate, not to grade. It helps buyers know what they’re getting into and helps sellers get ahead of repairs before listing.

When I’m representing clients, my job is to help you understand what really matters, what’s worth negotiating, and what can be handled after closing, without unnecessary stress.


VA, FHA & USDA: Clearing Up the Confusion

Now, here’s where a lot of people get mixed up.

Loan programs like VA, FHA, and USDA do have minimum property standards, but those are reviewed by an appraiser, not the home inspector.

The appraiser checks for safety and livability, things like missing handrails, roof condition, peeling paint, or major hazards that could affect the home’s financing.

So while the appraiser is looking at value and safety for the loan, the inspector is giving you detailed knowledge for peace of mind. They work hand-in-hand, but they’re not the same thing.


The Real Goal: Confidence, Not Perfection

At the end of the day, the goal of a home inspection is clarity.

Whether I’m working with first-time homebuyers or seasoned investors, my job is to help you understand the full picture, no surprises, no confusion, just confidence.

So next time you hear someone say a home “didn’t pass” inspection, remember: it’s not about passing or failing. It’s about getting the information you need to make the best move possible … and that’s what I help people do every single day here in Mobile.
